Real Estate
All real estate in Madison County is assessed as of January 1st of the taxable year. The assessed value of real property will include:
- Land Value
- Improvements Value
Improvements are all and any structures placed upon the Land. Common improvements are houses, sheds, garages, a paved driveway, and barns. The acreage a home sits upon may have a different value compared to the rest of the property.
Every six (6) years, in accordance with Virginia Code, Madison County holds a general reassessment of all real properties in the County. General Reassessments are conducted by contracted Real Estate Appraisers. Reassessments are only to ensure the fair assessment of all real properties based on current sale data. Certain qualifying properties may apply for the Land Use Deferral program which allows for a special assessment of qualifying acreage depending on the use. Minimum acreages apply dependent on the category within the program. Other programs offered by the County may also defer or exempt land. All real properties in Madison County are viewable through the online WebGIS.
Tax Due Dates for Real Estate
Real Estate taxes are always due on June 5th and December 5th. Payments should be made to the Treasurer of Madison County. You may view and pay your bills online through the taxpayer portal. Any questions about billing and payments should be directed to the Treasurer's office, the Commissioner of the Revenue is only responsible for assessments.
Changes to Real Estate
Changes to real estate properties, such as Deeds, Plats, and Boundary Surveys, recorded with the Clerk of the Circuit Court are received by our office monthly and our records update monthly based on such. If you need a copy of a plat, deed, or survey, please contact the Clerk's office.
If a name has been legally changed, to update with our office, request so to realestatetax@madisonco.virginia.gov or visit our office. The office also requires a copy of legal documentation showing the name change, such as a marriage license or court ordered name change.
It is important to note that Madison County is non-prorating, and changes to real properties may not reflect on tax bills until January 1 of the year after the change is made. Bills are mailed to the January 1 owner(s) unless otherwise provided.

All Real Estate assessment information is public knowledge; however, our office cannot give out landowner personal contact information such as phones and emails.
