Reassessment

The Code of Virginia mandates that a general reassessment be conducted by the County at least every six years. Reassessment is the process by which the assessed value of real estate property held by citizens, businesses, and industries within the County boundaries is revised to reflect fair market value. Adjustments in value are necessary to reflect the current real estate market in order to distribute the tax burden among the citizens of Madison County. 

Madison County selected Wingate Appraisal Service of Roanoke, Virginia as the Assessor for the 2019 general reassessment of real estate values. In accordance with State requirements, Wingate Appraisal appraisers inspected every parcel in the County to establish the current fair market value of the real estate. The 2019 Reassessment was effective January 1, 2019.

Assessor's Hearings - Ended

The Assessor’s Hearings on the Reassessment will be held in the Madison County Administration Building auditorium at 414 N Main Street, Madison. If you wish to discuss your assessment, you may call 540-948-7590 for an appointment, or you may come in during any of the times shown, and you will be seen as soon as possible. Due to the thousands of notices mailed, our telephone lines may be busy and we will appreciate your patience.

The assessor hearings have concluded.  All appeals must be directed to the Board of Equalization. The BOE is expected to convene at the end of February and begin hearings in March.

Equalization Board Hearings

Pursuant to Title 58.1-3370 through 58.1-3389 of the Code of Virginia, as amended, an Equalization Board must be appointed to hear appeals after the assessor’s hearings conclude.  Hearing dates for the Board of Equalization appeals will be advertised. Applications for such hearings shall be filed as indicated in an advertisement to be published in the Madison County Eagle in late February/early March 2019.
